Why Use Our Rental Services?
Our residential rental division is one of the most rapidly growing at RE/MAX Town and Country. Boasting decades of experience in this field we provide landlords with a custom rental service, which is designed to make use of the latest technology and industry practices to satisfy our clients’ requirements. We have two different fee and service structures, managed and non-managed which allows our clients to choose exactly which services they need.
Managed
Our managed rental package includes everything from tenants placement to the ongoing management of the lease term. Our managed rental services consists of:
  • Taking photographs of the property.
  • Advertising the property on various websites and online platforms.
  • Providing landlords with weekly feedback on the status of the property.
  • Arrange tenant viewings
  • Tenant screening and recommendation - where a credit check ( Pay Prop, TPN – If Required), bank statements, pay slips and FICA will be provided and verified.
  • Drawing up the lease agreement.
  • Ongoing inspection report.
  • Sending monthly invoices to tenants.
  • Paying accounts on behalf of owner.
  • Sending out monthly owner statements.
  • Getting quotations on property defects and faults.
  • Outgoing inspection report.
Costs Involved
Placement, Management & Renewals Costs:
  • Placement fee of 7% - (Excluding VAT) on the value of the lease agreement (Minimum 12 months).
  • Monthly Management Fee of 8% (Excluding VAT) on collections.
  • Renewal fee of 4% (Excluding VAT).
  • Ingoing Inspection Report – Included.
  • Renewal/ Other Inspection Report - R350 (Excluding VAT).
Calculation
Placement Fee:
Rental x Value of 12 Months Contract x 7% (Excluding VAT).
Management Fee:
Rental Collection x 8% (Excluding VAT) – Monthly Collection.
Renewal Fee:
Rental x Value of 12 Months Contract x 4% (Excluding VAT).
Non-Managed
Our non-managed rental package covers the marketing of the property and the placement of the tenant. These services include:
  • Taking photographs of the property.
  • Advertising the property on various websites and online platforms.
  • Providing landlords with weekly feedback on the status of the property.
  • Arrange tenant viewings
  • Tenant screening and recommendation - where a credit check ( Pay Prop, TPN – If Required), bank statements, pay slips and FICA will be provided and verified.
  • Drawing up the lease agreement.
  • Pay over the deposit and 1PPstPP month's’ rent.
  • Sending ingoing inspection reports.
Costs Involved
Placement Costs
  • Procurement fee of 7.5% (Excluding VAT) on the value of the lease agreement.
  • R350 Inspection Report (Excluding VAT).
Calculation
Management Fee:
Rental x Value of 12 Months Contract x 7.5% (Excluding VAT).
